This book is basically Mark's free blog posts smooshed together into a book you can pay for. I have no problem with a blogger finding ways to make money on his work but you should know that going in to your buying decision.Most of his empire building experience seems to be in the years following the housing crisis in a market that is very favorable to rental property buyers. This book could easily be called, "All my free blog posts put into a book you can pay me for about why you should have invested in Colorado real estate after the housing crash when everything was dirt cheap and there was a ton of money to be made". Although he talks about his strategies as if he's discovered the golden goose that will keep laying those eggs indefinitely as long as he keeps pumping in the corn feed, it's clear his success is largely based on favorable market conditions. In fact, the little bit of reading I've gone back and done on his blog shows that he's having to change his strategy now as it's no longer working after housing prices rose but rents didn't.I'm giving it three stars because the information is valuable but much of it is no longer relevant until we see a market shift.
After searching the internet and reading forums and articles on smart investment strategies, I arrived at the investfourmore.com website that linked to hundreds of free articles written by Mark. This sparked my interest in creative real estate investment strategies and lead me watching podcasts, webinars, attending seminars, reading biggerpockets.com forums, etc. After becoming well-versed in all the information available to consumers on REI, I must say Mark's information has proved the most valuable, and this book is no exception. I particularly enjoyed the section on how to get great deals on the MLS. Simple tricks such as keywords to look out for in the "MLS comments" is something I never even thought about and made the book worth the purchase price. Thanks for simplifying REI, and I with all the info you have provided, I hope to purchase my first rental before August to start my road to "Making One Million Dollars Investing in Rental Properties!"
Waste of time. Compared to The Book on Rental Property Investing from BiggerPockets... Which I also bought because I wanted to get as much info as I could... The problem with Mark's book is that is more like a compilation of blog articles. It lacks structure, number crushing, explanations... It's very opinionated... Instead of explaining how to do the math to objectively compare different investment options, he provides a poor example based on his experience and that's it. The math is deferred to online calculators on his blog. There's not a good summary of each chapter or a way to quickly get an idea for example of repair costs... In that repair section in particular, he spends like one or 2 paragraphs talking about his experiences instead of just providing a table for all the numbers that the reader should be aware of...Also, it's very unrealistic in the sense that he has a lot of tricks that regular mortals won't have which makes rental investing like an unachievable goal... For example, having a realtor license, an extremely good team, finding deals way below the market, etc. Probably good for someone willing to spend most of it's time on this business but not really appealing if you don't want to leave your job...
I am a real-estate agent that specializes in investment properties and an investor myself. I very rarely write reviews unless a book has provided me valuable information! This is one of those books. Overall, written in a very conversational tone and packed full of great information. Worth the $10 dollars. I'd consider myself somewhat of an "intermediate" investor, but I still think a beginner would find it useful.
I started off reading a few of Mark's blog post on investfourmore.com and I really liked the content he was putting out. I liked how his content had real value and specific details pertaining to real estate. From there I knew I had to buy his book "Build A Rental Property Empire" in order to really understand how to build wealth in real estate. This book exceeded my expectations! Mark covers all topics in regards to building a rental empire. He explains why he believes rentals are the best investments, keys to successful investing, how to analyze and run REAL numbers of owning a rental, the different types of rentals you can buy, clever ways to finance or invest with little money down, and much much more. I love how this book is put together in a cohesive manner and straight to the point, you won't have to dig through a bunch of fluff... it's all really good material. This book is a must read for anyone interested in building true wealth through rental properties.
Truth be told, this book is one of the best I've ever read. Mr. Ferguson does a spectacular job of informing the readers on all matters real estate. He has a very casual writing style that invites the reader into the topic of conversation. There is no hype or marketing shenanigans; only real world advice from a regular guy who has become massively successful applying the fundamentals of his trade.
This was an excellent book that offered a lot of specific detail and guidance as well as some new information that is not available in the beginners real estate investment books. I will hang onto this book and refer back to it. I do currently own rental property and was looking for guidance to get to the next level. I found this book helpful.
Repetitive, sometimes a little basic, but a good read and a good primer for people that have never thought before about going into the rental business. This guy FOCUSES on single family residences, and explains why he does so. I bought it for the financing ideas because that is where my bottleneck is. It was helpful.

Variations - The Ultimate Guide, Tomart's Price Guide to Hot Wheels 6th Edition Volumes 1 and 2. Before I got these books I was selling cars that were rare and valuable for little of nothing, I wish I had bought these books sooner, it's amazing how little things like interior color, wheels size and origin can change the rarity and value of these cars.

The unflattering review is not for Seneca or his letters but for the false advertising.Amazon indicates that the Kindle version is the Penguin edition with the Campbell translation. Not so.I returned my e-copy for a refund.
These letters of Roman philosopher Seneca are a treasure chest for anybody wishing to incorporate philosophic wisdom into their day-to-day living. All the time the sunshine was inviting me out, hunger prompting me to eat, the weather threatening to break, but I gulped it all down in one sitting." --------- Ah, the experience of being pulled into a good book! Simple practical wisdom to help you navigate chaotic life. There are so many jewels in this book that I've probably highland more things than I have not. I simply cannot recall the last work of literature that turned on as many lightbulbs for me except perhaps the bible when I first read it. This wisdom though transcends religion in my humble opinion. A must read, but I warn you; the wisdom and enlightenment you gain from reading Seneca's letters will only further estrange you form your dumb friends. They won't get it or your interest in it, and as they continue to fumble about in the dark, the sweetness of your metaphysical ascension will mingle with some bitterness for their blindness.
As I progress on my quest for wisdom from the classical periods I recently read Cicero's "Selected Works" and Lurcreius' "On the Nature of Things" both of which I thought lacked in any deep knowledge and found them both to be greatly disappointing. So it was to my great delight that I stumbled on Seneca's "Letters From a Stoic" which I highly recommend. Some of my favorite passages loosely organized around a theme are as follows:On One's Relationship to the Material World:*It is not the man who has too little who is poor, but the one who hankers after more.*You ask what is the proper limit to a person's wealth? Of course, I abhor pundits and politicians who use this tactic, because it, ultimately, crowds out other ideas and tends to weaken democracy.So, my hope was to glean an understanding of Christie, Donald Trump, and the dynamics of Trump’s inner circle. Did I succeed?Yes, to a greater extent than I probably should have. Indeed, I have grown disappointed at just how similar Trump’s team is to that displayed on the old TV soap opera, Dallas. But that gets ahead of this review...BLUSH FACTOR: Although the number of eff-words is not large, they are present, so consider your own circumstances before purchasing this. For me, it did not detract. Nor do I think anybody should refuse to buy this book for the cussing.WRITING & EDITING: Co-writer Ellis Henican has done a terrific job of polishing up what must have been a dynamic tirade.Possibly, the most telling passage comes in the discussion of Gov. Christie’s appointment to chair the transition. We get a little insight into Trump’s mind, but we get a keener insight into Jared Kushner and, possibly, into precisely what threatens to derail the Trump Presidency.DISAPPOINTMENTS: Christie does give us some frank assessment of Donald Trump, but with nowhere near the degree of frankness for which The former governor was famed. A total waste of time. Its basically Christie saying "look at me, look at how great I am." Its a self serving, self congratulatory, pat on his own back full of nonsense.It makes you realize how much like Trump he really is. A bully, a braggart, someone who thought only he could fix it when it came to NJ. After reading this all I can think is this is his lead up to another run.
To me it’s a great compliment when someone tells me that I write like I talk… and I talk like I write. That is definitely the compliment I am giving Chris Christie. His straight from the heart storytelling of his life… is just like listening to him talk on a TV program. He shares with the reader his toughness… as well as his inner soul. From the love of his parents and family… to the hard times he had in his early marriage… pride intertwined with disappointment in how his high school baseball career wound up… to being a U.S. Attorney… hell bent on cleaning up the government in New Jersey… where in a seven year period his office would charge nearly ten percent of their state legislature.His story will grab you right from the get-go… starting off with a mano-a-mano confrontation with Trump “campaign CEOâ€â€¦ Steve Bannon. (Actually it couldn’t have been mano-a-mano… because each “mano†needs a spine and integrity… and only one of them… Christie… fit those requirements.) When Bannon was firing Christie from the campaign despite Christie’s heavy involvement and direction… including but not limited to… being the first major political figure to endorse candidate Trump. From there the author goes back to his childhood… his upbringing his education… his early jobs… and his almost lifetime love of politics which was originally nurtured by his Grandmother… his rise through the many branches of government… including his two terms as New Jersey Governor… and his run for President.All the names that are constantly on the news every day of our lives now… from the big to the small… and the ones we wished would disappear… from Clinton to Rubio to Conway to Manafort… to Bush(s)… to Sessions to Obama(s)… all the cabinet members… and opponents. Christie's’ wild ride includes an almost choice as Vice Presidential candidate… and consideration for Attorney General…If that isn’t enough… there is Springsteen and “SHAQâ€... and a Hurricane created by Mother Nature… named Sandy… and the human hurricane named Christie… described as only Chris Christie is capable of doing! I don’t care what side of the aisle you sit on… this is a book that almost turns its own pages… once you open it up.
I have always been on the fence about Christie and in this book he won me over a bit more. I admire the work he did as US attorney and I do think he is smart. I think he is being conned by Trump and still doesn’t see him for what he is. One thing I do agree with, he spent a lot of time and effort on the transition, and all of it went into the trash. This was due to Kushner and the axe he has to grind with his father’s arrest and conviction. I also agree that Trump filled his cabinet with grifters, and crooks, look, most are now indicted, or have plead guilty. Christie does take a lot of time in the book patting himself on the back, which I am sure many of us would do. Come on, he had the lowest rating of any governor ever when he left, he couldn’t have done that without screwing up.
A straight talker, articulate, interesting even when infuriating to many. But this book is a total bore. Nothing new. A puff piece, written in a non-controversial way, so that, if he runs for office, or faces senate hearings, he hasn't insulted anybody. Sadly, Governor, you apparently ARE finished.
I’ve been a fan of Gov Christie for a long time. I loved it when he got in Rubios face during the debate and Rubio melted on stage. This book provides a real account inside the 2016 election. If you’re a Republican you’ll enjoy it. Dems will obviously give it a one star.

It is one of the best books I have read in the last decade, and trust me, I read a lot.While I loved the entire book, my favorite section was the last one on how and why all of us are already being world citizens. I found the arguments extremely compelling. I loved the following: “There is no real conflict between nationalism and globalism. On the contrary: It is to the extent that a nation becomes more global in its achievements that it becomes admirable.†What a simple yet profound idea, that I had never thought about! I wish all nationalists would read it. By the way, the author has nothing against nationalism.The book is mostly philosophical in nature, yet it is not Kant or Heidegger. It is practical philosophy in the style of the Stoics which seem to have had an influence on the writer (who by the way is from Cyprus, the birthplace of Zeno who founded Stoicism). There are chapters such as how to balance freedom and discipline while you travel, how to deal with beggars and other unpleasant realities in many countries, what mindset to have, how to go about thinking of your journey and creating a wise line of exploration, what are the most important transformative experiences a long-term traveler is most likely to have, and much-much more.The book is actually composed of three elements: the main text, travel stories (mostly with a philosophical flavor), and very beautiful photos from his journey. All these elements have been blended masterfully, and I have to say this is a very well designed book and on excellent paper, well-bound, that is a pleasure to hold in your hand – not many books so meticulously designed nowadays (congratulations on this Nicos!). From the travel stories my favorites were "Legs and Arms" (worth buying the book for just this very profound essay!), "The Merchant and the Musician", "Huichilopochtli" (about his imagining the Maya universe while in a museum in Mexico City), "Higher Perfection" (about how he experienced perfection in imperfection at a French restaurant), and, of course, "Universal Brotherhood." Wonderful little vignettes that one may return to many times.The photos are really great and are often related to the text, so you can jump from the stories to the text and then the photos. The two addenda in the end are also great, since they give practical advice to the aspiring long-term traveler.On the style of writing: Nicos writes in two styles. In the main text he uses a more philosophical and impersonal language that befits its subject matter. I found his writing to be very clear, very deep and pleasant. It takes some time to get used to it, especially if you only read novels and bestsellers, but once you do it flows beautifully. The stories have a more personal character, although he does not manage to get rid of his philosophical style completely in these either. Nicos delves deep even in the most simple of situations and squeezes out of every experience the teaching it has to offer – the "Higher Perfection" story is an excellent example of such a squeezing.On a final note, I have to admit that after reading the book I have subscribed to his "Tuesday Letters" blog and that I enjoy all of his philosophical writings that deal with our everyday life as well as with the big existential questions.

I loved the little stories of Nicos’ own travel experiences that were more than just simple adventures, but discoveries within themselves. The pictures not only capture nature’s beauty, but seeing real life in other parts of our globe – whether day-to-day activities, funerals, religious ceremonies or university students taking a break. He had written to her for a moment’s entertainment, but her sincerity was changing him; she was becoming special to him. And when James wrote to her that “If I could, I would fashion a world dedicated to your happiness,†she began to fall in love with him.Then suddenly a letter comes that changes everything. Kimberley is being forced to marry the disgusting, self-centered Lord Louvell. If James doesn’t get to her by the next day and marry her himself, he will lose her forever. All his fears about his disfigurement smother him, but he hurries to Leeds. Will he figure out how to win her when Lord Louvell has already established his claim? Would her family accept the disfigured stranger over the marriage they had arranged for her? Or can they find love, peace, and contentment with each other?I loved this book! Learning about someone without the visual distraction can create a surprisingly deep and lasting bond. They wrote to each other, knew how each other felt about things, what was important to the other, what caused them pain – and they learned to care deeply. This was a beautiful story, great pacing, and wonderful characters that were real and likable. This is one of those stories that will touch your heart. Don’t miss reading it for yourself to see what they must overcome and whether it will be strong enough to last.
Loved, loved, loved this book! Most of the characters from Deborah Wilson's previous "Valiant Love" series are in this story. It was like being able to catch up with old friends. (I just love this series) It held a range of emotions from sadness, humor, disgust, anger and love. The feelings are realistic and relatable. It was easy to identify with the character's emotions. The sadness can be summed up by this quote from the book: "After everything he'd done for her, he deserved happiness. Admiration. He would have it. She would crush him with it." I think that speaks for itself. At the beginning, I had to laugh at the hysterical audacity of Miss Kimberley Clemens. She is extremely delightful with her forthright and imaginative musings, which she only shares with Lord James Hayden IV, Marquess of Denhallow. She catches his attention because he read her letter written to her Aunt May who is his neighbor. Their romance and relationship is full of the pain and sorrow from their past. But there is also kindness, devotion and loyalty in this book. Together they embark on a quest to be there for each other, to support each other, to grant each other a chance for reprieve from the demands of society and to heal each other. Kim gets James to acknowledge he needs to reach out to a group of men that were caught up in the horror he experienced two years prior. When in London, while Kim is being introduced to society, he is meeting with the four men with a shared experience. The men come to a conclusion that their ordeal is not over. This book will take you on a rollercoaster ride were the highs are high and the lows are low. There are twists and turns in the storyline that make it unpredictable to really know the ending. My deduction of how things would end were way off base. I did not see the ending coming. An excellent read that I highly recommend.
While the plot was somewhat engaging, for a riff on Beauty and the Beast, that's be here the positive stops. The writing is sophomoric, with far too many abrupt sentences, and very awkward prose. There were many incorrect usages of words, and an endless supply of sentences ending with prepositions. Add to that a lot of formatting errors and triple spacing between very short paragraphs and you get a book that's a bear to read. The triple spacing is just a way to bump up the page count, and disingenuous at best. I have read a couple of this author's other books and don't remember being this disappointed.
